The First 30 Days and the Next 335

Your first 30 days work differently. If you decide land ownership is not for you at all, cancel your financed purchase in writing within 30 days and your down payment is refunded in full. The window exists so you are never locked in while you finish your own due diligence. Two costs do not come back, the $250 doc fee that pays for the loan paperwork, and the 3% card processing fee if you paid by credit or debit card. Cash purchases are not eligible because title transfers to you at full payment.

From day 31 through day 365 the Land Exchange carries you the rest of the year, and every payment you have made moves with you to any parcel you choose of equal or greater value. At no point in your first year of owner financing can you be stuck with a parcel you do not want. The complete policy is in our Purchase Terms of Use.

The 365-Day Land Exchange

Nobody knows a parcel is right until they have walked it. So take a full year. Walk it in mud season, camp on it in July, see what the road does in January. If a different parcel fits your family better, trade yours for any parcel in our inventory of equal or greater value, any time in your first 365 days, as many times as it takes. Every payment you have made moves with you. You pay the difference in price plus a new doc fee for the new paperwork, and your account needs to be current on payments. If we do not have what you want, we will search our network of land investors to help you find it.

We can do this because we own every parcel we sell, free and clear. There is no bank behind us to say no. We would rather move you onto the right piece of land than hold you to the wrong one, because the only sale we count is the one where your family keeps the land.
