Description
Located just north of Palo Verde Ln along Navajo Dr, this parcel offers a quiet desert setting with open spacing and scattered natural vegetation throughout the surrounding area. The property sits within Concho Valley where larger lot spacing and low-density surroundings continue to attract buyers looking for room to build, hold, or establish a future getaway in northeastern Arizona. The parcel features a sloped desert layout that provides a more elevated feel compared to flatter nearby areas. Nearby road access keeps travel practical while still maintaining the slower pace and open landscape common throughout Apache County. The surrounding neighborhood already has scattered homes nearby, giving the area a more established feel without becoming crowded. Its position beside the neighboring parcel also creates future flexibility for buyers looking to secure additional space nearby. Regional highways and outdoor destinations remain within driving distance, adding long-term recreational appeal to the area.

Zoning Designation

A-General (Agricultural-General)

Zoning Definition

Rural agricultural/residential zone permitting single-family dwellings, modular, manufactured and mobile homes, and agricultural uses on rural parcels (Apache County Zoning Ordinance).

Single Family Homes Allowed?

Yes

Modular Homes Allowed?

Yes

Manufactured Homes Allowed?

Yes - permitted, but a newly installed manufactured home must be 15 years old or newer; one older than 15 years requires a Conditional Use Permit in zones that allow manufactured homes (Apache County Zoning Ordinance Sec. 730.A.1). No commercial use in a manufactured home, a code-compliant landing is required at each entrance, and connecting two stand-alone units is prohibited (Sec. 730.A). Where the local roof snow load exceeds 20 psf, a unit built after Jan 1, 2009 must meet that local snow load (Sec. 730.B).

Mobile Homes Allowed?

No - Apache County prohibits mobile homes in all zones (Apache County Zoning Ordinance Sec. 730.A.1, effective June 1, 2009). A "mobile home" is defined as a unit built BEFORE June 15, 1976 (Art. 2 Definitions); anything built on or after that date is a "manufactured home" and is treated separately.

Tiny Home Friendly?

Yes - two paths. On a permanent foundation a tiny home is treated as a single-family dwelling and must meet current building code. Not on a foundation, Apache County defines a tiny house as an RV, so it is allowed under the RV Placement Policy with a $100 RV Dwelling Permit and an approved septic or sewer connection (Apache County Recreational Vehicle Placement Policy).

The RV must be connected to an approved on-site wastewater treatment facility or public sewer. Permitted in all zoning districts except industrial, commercial and Greer zones (Apache County Recreational Vehicle Placement Policy).

RV on the Property While I Build?

Yes - an RV Dwelling Permit may be issued when a Building Permit is issued for a principal dwelling. It runs simultaneously with the Building Permit and expires when that permit expires or a Certificate of Occupancy is issued, whichever comes first (Apache County Recreational Vehicle Placement Policy).

Camping in an RV Allowed?

Yes - one RV may be placed up to 30 consecutive days once per calendar year with no permit. Up to three RVs may camp 30 consecutive days with a free 30-Day Camping Permit from Community Development, after which they must be removed and cannot return for 90 days.
